    Edmond, OK
The increased interest in land ownership has increased with the reduction in home availability and some of the challenges with getting a winning offer in on your desired home. Some clients have turned to look for acreage to build their own home or move a manufactured home onto as an option to a home purchase. This route has many pros and cons that after careful consideration may or may not be the right avenue for you and your family. Three of each to consider.

    Pros
    1) Depending on the size of the lot or number of acres, you reduce your immediate neighbors
    2) Land allows you to expand your footprint with out-buildings, home expansions, animals, etc.
    3) There are a lot of vacant land options in all communities in a range of prices available for sale

    Cons
    1) Providing utilities to the property. You will need to pay to drill for well water, pull electric, and possible septic system install. All of which can be expensive in addition to the land cost
    2) Properties might have restrictions that need to be vetted to ensure home types, animals ownership or easements fit with your desired living conditions
    3) Conveniences like groceries, shopping, gasoline, and more can be quite a distance away

While there are considerations, more people of late are moving toward finding their own lot, building their own homes, and finding this process much more to their liking and in a lot of cases getting more for their money.

Delmer Lakes is located off Western Ave in Edmond. I was able to walk through a new home in the subdivision and thought you were getting a lot for your money. A 3 bedroom, 2 bath with 1650 square feet was a nice surprise. Most of the homes are all in the mid-$200k range and have a lot of available upgrades on those homes currently under construction.

  • Edmond Railyard is classified as a new district in Downtown Edmond. The mixed-use space houses office and retail space, book store, six restaurants, and a Craft Cocktail Bar and Cigar Lounge.

The Railyard is set up to be a bespoke food court with a variety of different restaurants including Hott Wings, Gogi Go Korean BBQ, Oak City Pizza Company, Cities Ice Cream, Blue J's Rockin' Grill, Railyard 1884, and Taqueria El Camino

The best part about Railyard is there are different types of food and atmosphere for just about anybody. There are indoor seating and a large outdoor, covered patio. Edmond Railyard is a great place to meet up with friends, grab a quick lunch, or meet up after the farmers market. It's a great addition to the growing downtown of Edmond.

In this time of uncertainty you can find beauty. Hafer Park, in Edmond, is a great place to find beauty with walking trails, see the amazing tulips, a duck pond for the kids to enjoy and fishing is also permitted. It is also a great place to bring your dog to walk with you and listen for the birds singing and the wind speaking through the trees. In keeping with social distancing, families are enjoying evening picnics as well. The park is located off of Bryant and 9th Street in the center of Edmond. Go enjoy the outdoors and while you're there, enjoy the beauty of the colorful tulips.

  • Eating out much in OKC? I would like to share which OKC Metro area steakhouse is my choice for enjoying the best beef an Oklahoma chef can prepare! I know it's more than just the steak on the plate, it's a fine mix of the service, appetizers, non-steak entrees, side dishes, perfect wine list, romantic ambiance, and delicious dessert.

A good steak dinner has to combine the whole mix of a dining out experience, especially a date night dining experience in just the right proportions, don't you agree?
That's why my "out and about" realtor recommendation for my friends and clients is this month's top steakhouse pick...Boulevard Steakhouse located in Edmond!

Boulevard Steakhouse is my top January 2020 pick for a fine dining fun venue for the best steak I have eaten in quite some time! The steaks are hand-cut, and you need to remember that you can choose from several unique toppings and tasty sauces and one killer rub to make it just the way you like it! Great prices are also to be found on the wine list! Take my advice and check out Edmond's Boulevard Steakhouse soon!
  • Looking for a place to call home and enjoy the most popular Edmond community amenities? This is a highly rated city in Oklahoma. You can't beat Edmond!

Crafting the perfect lifestyle is about more than just the size of the kitchen or the space in the backyard. The community in which the home is located is almost as important to quality of life as the home itself. That's why so many home buyers are loving the Edmond real estate market!
As more and more properties are developed in master planned communities, the home buyer is accustomed to considering neighborhood amenities as part of the package. Here are the most
popular community amenities you'll find in our Edmond market in 2019:

Parks and Green Space – Topping the list of desired amenities is green
space. Studies show that as home buyers seek smaller square footage, they
also are seeking outdoor space from the neighborhood. Edmond has plentiful public parks and green space.
Trail Systems – Along the same lines as green space and parks is the desire
for trails throughout the community. Homebuyers are interested in both
paved and natural trails for walking, hiking or biking. Check out Mitch Park and more in Edmond.
Resort Style Pool and Clubs – Pools and clubhouses have become more
elaborate over the past decade and homebuyers expect their community
pool to feel like a vacation spot in style, size, and extras, such as towel
service and snack bars. Edmond has many country club and golf course amenities for you.
World Class Gyms and Courts – Exercise rooms and courts are also
expected to rival the best-paid clubs in the area. Edmond has many upscale and affordable fitness centers and a great Senior center.
Main Street Village Centers – As developers create their neighborhoods,
daily necessities must be readily available. Artfully designing the shopping
area to include the main street feel is a huge plus to home buyers. Come see Downtown Edmond and you'll recognize the value of what Edmond city planners work for in a great community.

  • Our team had the chance to get a sneak peek inside the brand new Sunnyside Diner opening at 2nd and Broadway in downtown Edmond. It’ll be a great spot for breakfast with diner seating indoors and a huge outdoor seating area facing the intersection. With so many new businesses popping up in downtown Edmond, I expect Sunnyside Diner to be busy with client meetings, friends catching up before shopping, and of course breakfast after the Farmers Market on Saturdays.
  • Our team had the chance to tour Venue 102 last week. Cy and his wife Ally opened up Venue 102 last fall and are booking up space quickly. This industrial-style venue can hold up to 250 guests in the downstairs open space and the upstairs loft space. Venue 102 is perfect for a modern style wedding, birthday party, special holiday party, or any special event really.

We are so glad to see new businesses like Venue 102 coming to Downtown Edmond as we see a surge in new businesses moving in all around. Perhaps the most exciting part of Venue 102 is the plans for future expansion into restarting space, outdoor events, and maybe even Air BNB accommodations!
  • Had my first haircut today from Amy Caudell at Salon Suites 405. We started going to see Amy at Premier Beauty Bar six years ago and we’re excited to watch her launch her new business on her own. Located off Bryant, just north of 2nd, the new place is in a great location. Brand new building with modern furnishings. She’ll have styling stations, massages, and lash services. Fun for a beauty day or girls trip. She’s wonderful with kids too!
  • This healthy grocery store is located near Downtown Edmond. They have everything from vitamins, meat, fruits, veggies, to a healthy quick lunch option! This is one of my favorite places to run in and grab a pre-made meal.
  • Downtown Edmond has always been known as the place to be on Saturday mornings in the summertime. Crowds with sun hats and reusable fabric shopping bags come to shop at the local farmers' market. Well, now Edmondites can eat fresh and local all year round at the new Urban Agrarian store on Broadway. Featuring organic fruits and vegetables, locally butchered meats, and fresh milk and cheeses, the store is set up like a mini grocery.

But the soup and glass case with pre-made salads and meals are perfect for the local business people to stroll in for lunch. Employees tell us that they plan on expanding their service with bistro tables outside and possibly even alcohol. We’re thrilled to see new shops attracting a younger hip crowd moving in. Downtown Edmond is definitely seeing a revival.
  • Our team stopped in to check out the new shop on Broadway in downtown Edmond this week and we were pleasantly surprised. All kinds of men’s and women’s apparel - many local T-shirts. Great gift ideas for bridesmaids and groomsmen. Fun jewelry and knick-knacks too. We met the owner, still opening boxes from a new shipment. He explained that this is their second store and they are new to Edmond. They are really excited about the crowds that Heard on Hurd will bring. The store has a boho rustic feel and prices were reasonable. Stop in sometime!
  • Here is my recent 73012 Zip Code market activity for Edmond. Hope you find this helpful.

Inventory of Homes: Sold 34; New 118; Active 274

In addition to the market activity, these are some of my favorite eateries in Edmond. The best dining choices nearby are Moni's Pasta and Pizza, 17200 N May Ave #700, offering Italian comfort food in a warm environment. Then, The Sushi Bar, 1201 NW 178th St #123, which is a
stylish eatery with sushi & Asian Fare. Finally, Upper Crust Wood Fired Pizza, 1205 NW 178th Street, that is a Napa Valley–style pizzeria & wine bar.

Get out and explore amazing Edmond!
  • I love Uptown Grocery for many reasons. First, they have a great selection of organic items and fresh seafood cut to order. Second, they have an amazing bakery with beautiful gourmet desserts and can make custom birthday and even wedding cakes. Perhaps my favorite section is the grab-and-go section. They have a hot bar with items like steak tips and salmon and over 12 different salads all to-go in cafeteria-style. They also have a huge cafeteria-style salad and soup bar. Next to that, there are grab-and-go, pre-made meals in microwaveable containers.

They also have a seating area where you can meet friends and eat lunch there. On Saturdays, they serve waffles - the best breakfast in town! It's located across the street from Mitch Park and the YMCA in Edmond so it's a great stop for a healthy meal after a workout. Well, maybe not the waffles!
  • Family Video is a store that has been around for about a decade. It is located off Western and 178th St in Edmond. What many people may not realize is - kids movies are free to rent! And, there are many $1 rentals titled favorites that are guaranteed. If you rent one and don’t like it, simply return and exchange for another option. Also, kiddos love the huge gumball machine inside. Pay a quarter and if you get the “right” color, you win a free rental! Our favorite place for the whole family to be sure to find something we like!
